Swimming Pool Maintenance in Dubai: Costs, Checklist & AMC Guide (2026)
A villa pool in Dubai gets used almost year-round — and it sits in 45°C heat, dust storms and hard water. That combination punishes neglected pools fast: algae blooms in days, filters clog, and equipment that should last a decade dies in three. The good news is that consistent, basic maintenance prevents almost all of it — and costs far less than the repairs it avoids.
This guide covers what your pool actually needs in Dubai conditions, what it should cost, and when to call in a professional.
Why pool maintenance is harder in Dubai
Heat burns off chlorine. At summer water temperatures, free chlorine depletes much faster than in cooler climates. A pool that was balanced on Monday can be an algae farm by Friday if nobody is checking it.
Dust and sand are constant. Every shamal leaves a layer of fine dust on the water surface and in the skimmer baskets. Overflow pools with balance tanks collect it too — and it all ends up in the filter.
Evaporation is relentless. Expect the water level to drop noticeably in summer. Low water starves the pump, which is the single fastest way to kill it.
Hard water scales everything. Dubai’s water leaves calcium deposits on tiles, in salt cells and inside heaters. Left alone, scaling etches tiles and chokes equipment.
The weekly maintenance checklist
This is the non-negotiable routine — whether you do it yourself or pay for a service contract, this is what “maintained” means:
- Test and balance the water. Check pH (target 7.2–7.6), free chlorine (1–3 ppm) and alkalinity. In summer, test twice a week.
- Skim, brush and vacuum. Skim the surface, brush the walls and steps (this is what stops algae taking hold), and vacuum the floor.
- Empty skimmer and pump baskets. In dusty weeks they fill in days, not weeks.
- Check the water level. Keep it at mid-skimmer. Top up before it drops below the skimmer mouth.
- Backwash or clean the filter when pressure rises ~0.5 bar above the clean reading.
- Walk the equipment. Listen for new noises from the pump, check for leaks at joints, and confirm the timer is running the right hours.
Monthly and seasonal tasks
- Deep-clean the filter (cartridge soak or sand inspection) — dust loads filters faster here than manufacturers assume.
- Inspect the salt cell if you run a saltwater system; calcium builds up and needs acid cleaning.
- Check tiles, grout and coping for early calcium lines or loose pieces — catching them early is a small fix; ignoring them is a renovation.
- Review pump runtime. Longer hours in summer, shorter in winter. Running the pump at off-peak hours keeps the DEWA bill down.
How much does pool maintenance cost in Dubai?
- Annual maintenance contract (AMC): typically AED 400–800/month for a standard villa pool — chemicals, weekly visits, cleaning and filter checks included.
- What pushes the cost up: larger pools, overflow systems (the balance tank adds work), heaters and salt systems that need specialist attention, and pools that were neglected before the contract started.
- DIY vs AMC: chemicals and a test kit cost a fraction of a contract — but most villa owners underestimate the discipline it takes. One missed month in August can mean a green pool and recovery cleans starting at AED 900 per visit (priced as a lump sum, depending on the pool’s size) — and a badly neglected pool can need more than one visit.
What a proper AMC should include
Before signing anything, check the contract covers:
- Weekly visits with water testing and chemical balancing (chemicals included, not charged extra)
- Brushing, vacuuming and skimming every visit
- Skimmer and pump basket emptying, filter backwashing
- Equipment inspection with faults reported before they fail
- A clear response time for breakdowns — pumps don’t wait for business hours
5 signs your pool needs more than maintenance
- Persistent algae that returns within days of treatment — usually a filtration or circulation problem.
- Rough or stained plaster/tiles that brushing won’t fix — resurfacing or retiling territory.
- Cracks in the structure or coping — get these assessed; structural issues don’t improve on their own.
- Equipment older than 8–10 years failing repeatedly — replacement beats another repair bill.
- A pool that never looks right despite regular service — often a design issue (poor circulation, undersized filter) from the original build.

Choosing a pool maintenance company in Dubai
- Ask whether chemicals are included or billed on top — the headline price means nothing without this answer.
- Check they service your pool type: overflow systems and salt chlorinators need different know-how than basic skimmer pools.
- Look for a company that also builds pools. A maintenance-only outfit can’t credibly diagnose structural or equipment-design problems — a builder can.
- Avoid contracts with no visit log. You should be able to see what was done and what the readings were, every week.
